Lawns House 1

RDF were awarded the Principle Contract because of our works on similar prestigious projects, a fact supported by our recent Local Authority Building Control Award for Construction Excellence in the Conversion and Restoration category.

RDF have transformed the property into eight individually designed Freehold Homes, beautifully combining the historic surroundings with the finer features of modern day living. Complementing the original building is a detached new build bungalow with impressive portico entrance, located within the landscaped grounds.

Exuding character Lawns House is a superb conversion and presents eight of the most striking two and three bedroom properties in West Yorkshire. Throughout conversion the utmost care has been taken to retain the original period features, including high ceilings, ornate covings, deep skirting’s and sash windows. Manufacture of the sliding sash window units was undertaken in our joinery shop based at our offices in Wortley, and are just a further example of the quality timber product that we are able to produce.

Internal fixtures and fittings have been selected with consideration given to the history and setting of each property without compromising standards, incorporating character kitchens with integrated appliances, period style fire places and traditional bathrooms. All works including internal fit our have been managed by the RDF team.

Located within its own gated community the properties come with private gardens and communal living spaces surrounded by woodland.

Bordering Farnley Park, with country walks and bridleways yet possessing excellent access to the Ring Road and Motorway network the properties offer the best of both worlds with the opportunity to lead a country lifestyle within a short commute of the vibrant City of Leeds.

Currently receiving viewings by appointment Lawns House is nearing completion offering prospective purchases the opportunity to purchase “Affordable Grandeur” two and three bedroom properties ranging from £205,000 to £325,000.

RDF Celebrate Success at the Local Authority Building Control Excellence Awards

RDF Building Services are elated to be recognised for our commitment to excellence winning the award in the Restoration and Conversion category.

Award acceptance

Michael Brearey and Graham Mattison with the Award

Launched by the five West Yorkshire authorities 10 years ago the LABC awards are presented to builders who achieve outstanding quality in their construction work. These are the only regional awards of their kind to cover all forms of construction. Throughout the year, Local Authority Building Control surveyors look out for work of a particularly high standard to nominate projects for these awards.

Each year Building Control receive up to 10,000 applications for building regulations approval and make over 45,000 site inspection visits. From these applications and visits, surveyors nominate projects that they feel are worthy of a LABC Building Excellence Award.

The Restoration and Conversion Award was won for the scheme on Shire Oak Road, Headingley, Leeds, formerly The Yorkshire College of Music & Dance. Prior to commencement on site it stood as a dilapidated building despite featuring a number of classic architectural features including additions made by famous Leeds architect George Corson.

RDF Building Services and RJ Design (Architectural) were appointed to carry out a delicate redevelopment project to create 6 new cottages whilst retaining as many of the original features as possible. The collaboration with RJ Design resulted in the delivery of a stunning project restoring the building taking into consideration the character of the original structure whilst catering for the functionality of modern living.

This is the second award RDF Building Services have received in 2014 after collecting a Silver RoSPA award in March for our outstanding Health and Safety record.

The prestigious LABC Awards Ceremony, held fittingly at Headingley Carnegie Stadium, included 44 finalists who have all demonstrated a commitment to excellence and quality workmanship over the course of the last 12 months bringing together some of the most recognisable names within the construction industry. To be nominated for an award in the extremely competitive section was a privilege, and it is testament to the work and quality of the team that the project stood out above the other shortlisted projects.

Collecting the award on behalf of the RDF Team was Michael Brearey (Commercial Director), Graham Mattison (Project Contracts Manager) and Project Designer Richard Jagger of RJ Design.

Rick Firth Managing Director, “I am delighted for the RDF team to be recognised for the hard work, attention to detail and skill that we invested in this scheme. It is testament to the people within the business at all levels that contribute on a daily basis to successful project delivery on all works we undertake.”

As a result of this success the Shire Oak Road scheme is now shortlisted for the National Local Authority Building Control Award within the Restoration and Conversion Excellence Category with the ceremony to be held at the famous Brewery Venue in London on November 11th where we hope to be celebrating success again!
